The Moriah Business Park is a 32 acre park featuring pre-permitted, shovel-ready sites for 8,000 - 10,000 sq. ft. multi-use buildings. 2 lots can be combined to accommodate larger buildings. Located 11 miles from NYS I-87, 4 miles to rail access and 10 miles from the Lake Champlain Bridge to Vermont. The Park features municipal water and sewer on-site and high-speed internet access, fiber optics and 3-phase power. Access to a skilled workforce and training programs is also available.   

 

Lot #1 at the park is home to a 22,000 square foot manufacturing facility leased by Pre-Tech Plastics from Williston, VT.  Pre-Tech Plastics was founded in 1985, and since then, has grown to an ISO 9001:2008 and AS9001: 2009 certified company with manufacturing facilities in Williston, Vermont, and also at the Moriah Business Park.  Pre-Tech Plastics employs state-of-art, computerized precision machinery to produce custom-made, close-tolerance components used in biomedical, environmental, aerospace, and the semiconductor industries, as well as high-performance, industrial applications.

 

 

 

Lot #2 at the park is home to a 4,598 square foot office building home to the Moriah Health Center operated by Hudson Headwaters Health Network.  Built in 2008 the center provides pediatric, adult and family medicine practitioners who provide comprehensive primary health care services.

 

  

 

 High Peaks Hospice & Palliative Care leases space in the newly built 3,200 square foot office building located on Lot #4.  The building was built as a pilot educational/construction partnership utilizing students from Mineville’s Champlain Valley Technical Education Center (CV-TEC) who assisted local contractors.  High Peaks Hospice & Palliative Care provides dignity, comfort and hope to the terminally ill and their families.  They are a highly respected and valuable health care organization serving patients and families who are facing end-of-life in all of Essex and Warren counties, and parts of Franklin, Hamilton, St. Lawrence and Washington counties.

Lots #3 & #5 are currently under construction and will be the new home of Whistlepig Rye Whiskey.  Whistelpig Rye Whiskey was founded in 2007 when Raj Bhakta purchased a 500-acre farm in Shoreham, VT with the idea of transforming the farm into the first ever single malt, one-stop rye shop, with all stages of the process located on site:  from growing the grass, to distillation, to barreling and aging, to bottling.  In 2017, Whistlepig Rye Whiskey began construction of a multi-phased project at the Moriah Business Park.  The company will construct seven 14,000 square foot buildings which will largely house all of the whiskey produced in Shoreham, VT for aging.  The company also plans to add additional distilling and bottling services at the park in phase 3.

 

 

 

 The Chesterfield Commerce Park

The Chesterfield Park is a 100 acre park featuring lots pre-permitted and Shovel-Ready for multi-use buildings up to 40,000 sq. ft.  Located only 3 miles from NYS I87, 17 miles to rail access and Plattsburgh International Airport. This park is only 90 miles from Montreal, Canada. The Chesterfield Park has municipal water and sewer on site. High speed internet access, fiber optics and 3-phase is also available.
